Ensure that all janitorial and custodial services meet HTC's quality standards to enhance cleanliness and curb appeal at each property.
Key Responsibilities:
· Implement workflow processes and standards for cleaning requirements.
· Ensure compliance with environmental procedures and regulations.
· Responsible for helping to maintain cleanliness and excellent curb appeal throughout the property.
· Assists with amenity area cleaning and upkeep.
· Assists with recycling and waste pickup as needed.
· Assists with turnovers/make-readies of vacant units.
· Assists with resident functions, as requested.
· Assists in maintaining inventory of tools, equipment, and supplies.
· Replace light bulbs, broken globes, etc., in units and throughout the exterior of the property, as needed.
· Cleans and pressures washes breezeways to eliminate dirt, bugs, cobwebs, etc. on a regular basis.
· Observes condition of property in general and reports any unusual circumstances.
· Makes regular inspection of the grounds, buildings as directed.
· Cleans up thoroughly after performing work.
· Notifies Support Services Manager and/or Property Manager, as directed, regarding any supplies necessary to complete service requests.
· Follows company procedures regarding safety and emergencies.
· Attend employee meetings and training seminars, as requested.
· Wear company uniform and badge during work hours.
Teamwork:
· Demonstrate excellent customer service skills and embody HTC's core values in every interaction.
· Regularly communicate with the Support Services Manager to ensure satisfaction and provide updates on operations.
· Maintains good relationships with other team members, including maintenance and the leasing office team under the direction of the Property Manager.
· Maintains good rapport with outside, contract vendors working on the property.
· Maintains good rapport with current and prospective residents.
· Provide feedback on systems to create efficiency between service and maintenance teams.
Physical Requirements:
· Ability to lift, carry, and push heavy loads (50+ lbs)
· Ability to stand, walk, bend, stoop, and reach during cleaning tasks.
· Manual dexterity to operate cleaning equipment and handle chemicals safely.
· Ability to observe and detect hazards and communicate effectively.
· Resilience to work in various environmental conditions and adapt to changing schedules.
