Maintains, modifies, troubleshoots, repairs, adjusts, and operates air handling systems, package air conditioning, heating units, fan coil units, heat pumps, chillers, exhaust fans, heat exchangers, and HVAC related pumps and cooling towers, as well as clinical, laboratory, research and food storage refrigerators, freezers, ice machines, and environmental control rooms and similar equipment. Maintains building HVAC electronic and pneumatic control systems, control air compressors and thermostat controls. Uses hand and power tools to repair and/or fabricate items by sketches, diagrams or manufacture specification to restore equipment to operation.
Responsibilities
- Perform routine inspections and preventive maintenance to ensure optimal facility performance.
- Ensure smooth operation, maintenance, and safety of a facility; Ensure a safety focused mindset on all aspects of the position.
- Provide support of preventive and corrective maintenance on electronic and pneumatic facility/equipment controls and responds to abnormal conditions and emergencies.
- Monitor and maintain cleanliness and upkeep of common areas and facility equipment.
- Improve technical expertise from senior team members and supervisor.
- Provides recommendations, advice and oversight on installation and modification of new systems.
- Assist with the training of junior personnel.
- Perform other duties as assigned to meet the goals and objectives of the department and institution.
- Maintain regular and predictable attendance.
Experience Requirements
- 2+ years of HVAC mechanic experience required.
- Experience in a hospital or similar environment preferred.
- Experience maintaining ultra low freezers preferred.
- Experience with facilities management, technical maintenance or customer service.
- Experience with repair and maintenance of facilities related equipment.
- Experience in a campus/ multi-building or single, multi-story building environment, preferred.
- Basic proficiency in MS software and end-user proficiency in CMMS software.
- Working knowledge with computer maintenance management systems (CMMS)s, preferred.
- Working knowledge of building automation systems (BAS)s (e.g., Metasys), preferred; Good understanding of applicable building systems (e.g., steam, chilled water, compressed gases, heat exchangers, HVAC).
- Familiarity with campus building occupants, contractors, and consultants.
- EPA Refrigerant Recovery Certification required.
- First Class Steam and First Class Refrigeration licenses from the Memphis and Shelby County Office of Construction Code Enforcement must be obtained within two years of assuming the position.
Education Requirements
- High School Diploma/ GED required.
- Technical School Diploma or Certification in related area preferred.
