Behind the scenes at St. Jude is one of our most vital jobs–Building Automation/Controls Technician for HVAC. Our Controls Shop is a high-performing and bright team within the department of Facilities Operations and Maintenance at St. Jude.

The Building Automation/Controls Technician for HVAC provides preventive and corrective maintenance on electronic and pneumatic facility/equipment controls and automation systems and responds to abnormal conditions and emergencies. This role will also act as the primary controls person for all pneumatic and electronic controls issues beyond the initial response by the various HVAC Mechanics.

Other major tasks include:

– Understudies the Equipment Facilities Support Technician and the Building Automation Systems Engineer.
– Provides basic test and balance services to the various departments.
– Provides preventive and corrective maintenance on electronic and pneumatic facility/equipment controls and responds to abnormal conditions and emergencies.
– Acts as primary controls person for all pneumatic and electronic controls issues beyond the initial response by the various HVAC Mechanics. Understudies the Equipment Facilities Support Technician and the Building Automation Systems Engineer.
– Provides basic test and balance services to the various departments.

Responsibilities

  • Performs and coordinates the efforts of others in preventative and corrective maintenance of electronic and pneumatic control systems through testing, conducting inventories, and placing orders for parts used in making repairs. Performs and/or supervises any required maintenance and modifications to the electronic and pneumatic control systems. Instructs other HVAC mechanics in the utilization and maintenance of the pneumatic control systems for their assigned areas. Ensures that work being performed by FOM, contractors, and other Institutional employees is performed under safe conditions. Ensures that unit level building automation systems problems are expeditiously reported, system configurations for troubleshooting and maintenance are properly established, and work is performed in a manner to achieve the highest possible quality standards while also in compliance with Institutional policy and procedures.
  • Under the direction of the BAS Engineer, performs installation, maintenance, troubleshooting, monitoring, modification, and testing of unit level building automation systems and equipment. Utilizes the computerized campus automation and maintenance management systems (e.g., METASYS, ISIS) to evaluate operations and maintain accurate records for maintenance performed on campus systems and equipment. Responsible for the safe and efficient operation and maintenance of all unit level building automation systems. Keeps the Utilities and Facilities Managers informed of abnormal conditions. Coordinates with Institutional, contractor, FOM management and facility supervisors to ensure that unit level building automation systems problems are expeditiously reported, system configurations for troubleshooting and maintenance are properly established, and work is performed in a manner to achieve the highest possible quality standards and customer satisfaction. Ensures that FOM personnel working on campus systems understand and follow all requirements of FOM departmental policies and operating/maintenance procedures relating to unit level building automation systems. Ensures that work being performed by FOM, contractors or Institutional employees is performed in a safe manner, and work is stopped when unsafe conditions are detected or reported. Notifies the Utilities and appropriate Facility Manager as soon as possible following any stop-work order.
  • Develops and maintains unit level building automation systems to support Energy Management and Conservation programs that minimize energy costs while satisfying all campus energy requirements. Meets with the Utilities and Facilities Managers routinely to report unit level building automation systems conditions, discuss work status and abnormal conditions, and assist in the development of the Plan of the Day. Assists in the development of operating and maintenance policies and procedures as directed by the Utilities Manager and the Building Automation systems Engineer Recommends building automation systems and equipment modifications and replacements to the Utilities and Facilities Managers, including information regarding projected operating and maintenance costs. Periodically reviews applicable logs to identify deficiencies and negative trends. Initiates corrective action as needed. Approves all orders for unit level building automation systems materials, tools and equipment.
  • Responds to all facility emergencies. Assists the Utilities and Facilities Managers as required.
  • Provides air and water flow measurement and adjustment for preventative, corrective and minor project level work as directed by the Utilities Manager. Provides diagnostic information for various Facilities Managers and the appropriate HVAC staff. Performs all work in general accordance with industry accepted practices. Provides written documentation of all work. Identifies, requisitions, maintains and calibrates all test instruments required. Reviews and comprehends all test and balance reports generated from construction and renovation projects. Annual building pressurization testing and fan profiling as required.
  • Understudies the Equipment/Facilities Support Technician the on-line alarmed equipment database to ensure an accurate inventory of alarmed freezers, refrigerators, and incubators is maintained in accordance with Institutional and departmental policies and procedures. These subordinate tasks include, but are not limited to: Develops and manages relationships with departmental contacts to ensure all equipment listed in the equipment database remains updated and accurate. Works with research department Principle Investigators (PI’s) to ensure equipment contact information is properly posted, distributed, and updated. Supports and participates in the purchase and acquisition of research freezers, refrigerators, and incubators to ensure new equipment meets compatibility requirements. Maintains the on-line list of adequate equipment approved for use. Researches the purchase of new equipment to ensure the item is acceptable for its intended use and location, the repair parts are available, and it can be serviced by the FOM Refrigeration Shop. Coordinates the installation and testing of new alarm points and required support utilities. Coordinates the movement of alarmed units during all department and lab relocations. Maintains a thorough knowledge of assigned alarm and monitoring systems and equipment. Ensures maintenance and operation of assigned alarm systems and equipment are performed within established guidelines, regulations, policies, and procedures. Recommends changes to existing Institutional and FOM Department operating and maintenance procedures related to alarmed equipment administration. Coordinates with other areas to conduct an annual inventory of alarmed equipment against the database for inventory accuracy. Performs monthly checks of equipment to assess database accuracy.
  • Performs other related duties as directed to meet the goals and objectives of the department and the institution.
  • Maintains regular and predictable attendance.

Experience Requirements

  • High School Diploma/ GED

Education Requirements

  • High School Diploma/ GED
  • Associate’s Degree in heating, air conditioning and refrigeration technology, electronic technology, pneumatic controls, information technology, or related field is preferred.
  • Ten (10) years experience with unit level building automation systems installation, operation, and maintenance required
  • (LC: STEAM-1ST) First- Class Steam & Refrigeration Operating Engineer’s License must be obtained within three (3) years of hire
